John Aaroe Group Sells Hollywood Hills View Home For 60% Over Asking Price
Aaron Kirman, President of Aaroe Estates, the luxury property division of John Aaroe Group, has sold 1301 Collingwood Place in the Hollywood Hills for $12,012,000 — a stunning 60% over its offering price of $7,495,000. The home, situated on a trophy promontory with sweeping views of Downtown Los Angeles, Century City and the Pacific, attracted fourteen all-cash offers. The achievement demonstrates both the marketing prowess of the Aaroe Estates division and Kirman's renowned negotiating skills. According to the celebrity agent, the sale is also a dramatic reflection of the intense demand for homes in the Hollywood Hills. "Anything with a view is going to inspire heated competition," Kirman says. "Following the appointment of Steve Lewis as manager of our Beverly Hills in January, the office has attracted over 25 experienced agents in the last 45 days. The energy level here is exciting." Among this group of recent recruits is Nousha Hagenbuch, the skilled and well-connected agent who represented the buyer of the Collingwood property. The home was owned by the late Robert R. Dockson, who steered the nation's biggest federally chartered mutual savings and loan, California Federal, to survival through the turbulent recession of the 1980s. Prior to joining CalFed, he was dean of the USC Marshall School of Business for a decade. During his lifetime he served on the boards of more than 30 corporations and charitable organizations. John Aaroe Group is currently representing some of the highest priced listings in the Hollywood Hills. This sale comes on the heels of Kirman's $30 million sale of 1 Electra Court, one of the most high profile estates in the Mt. Olympus neighborhood. Oscar-nominated film producer and Silicon Valley scion Megan Ellison, whose movies including Zero Dark Thirty and American Hustle, bought the three-acre property and over five acres of adjacent undeveloped land overlooking the Sunset Strip on one of the area's few remaining promontory sites. About Aaron Kirman John Aaroe Group's number one agent companywide last year, Mr. Kirman is renowned for representing some of the country's most significant estate and architectural properties, including residences by Koenig, Shindler, Lautner, and the only Neimeyer in North America. Mr. Kirman has represented such unique Southern California estates as Frank Lloyd Wright's Ennis House, Richard Neutra's Kaufmann Residence, and Paul Williams' Lions Gate. During his career, Mr. Kirman has sold more than $1 billion of residential real estate to a group of select clients including A-List celebrities, heads of industry, foreign investors and royalty. While he specializes in exclusive properties from Beverly Hills to Malibu, he has represented buyers and sellers worldwide. Mr. Kirman currently represents $650 million in luxury estate inventory.
