Scott Niland is exactly the agent you want in this market. My wife and I met Scott at one of his own open houses in Brentwood and gave him our number. We were immediately impressed with the depth of his knowledge of the housing market on the westside, in addition to his detailed analysis of each type of property we considered. Scott was excellent at advising us on each unit and each sub-section of the neighborhoods we were searching. His responsiveness was fast and detailed as we navigated through this very competitive market. Our bids were always close to the mark so we never risked overpaying, as is tempting given the current market conditions. Scott was very creative and persistent when we finally found the property we would end up purchasing. We encountered a very challenging seller with big demands, including a 150 day leaseback which Scott was able to negotiate down to 90 days. He was with us every step of the way, including working with the seller and listing agent to allow our contractors to have access during the lease back period. Scott was critical in making sure we were able to do everything we needed without risk of upsetting the seller. This isn’t to disparage the previous owner, but in order to express how well Scott represented us, it’s important to point out the many challenges he helped us overcome. Scott never left us to handle the issues ourselves, even after the purchase had closed and the commissions were paid. I don’t know what more a buyer could ask for.
